Construction manager
The management of the entire implementation of the work is carried out by a "construction manager", who is hired by the investor to coordinate the construction project, in particular to prevent and eliminate disputes and to ensure its smooth progress from the beginning to completion. The construction manager is the supervisor of the compliance of the implementation with the work contract, supervising the quality of the work, time and cost.

CONSTRUCTION MANAGER is above all

- quality, cost and time supervision (Customer’s representative),

- a neutral expert determining a fair solution.
In general, the Construction Manager is therefore a principal, a consultant of the Client, ensuring the smooth running of the project (its management and administration), above all: - he must give the necessary instructions binding on the Contractor, but cannot change the Contract,
- must deal with changes (give instructions on implementation, make requests for the submission of draft Variations),
- must resolve claims (must prevent disputes through mediation, must fairly determine), – must supervise quality (must inspect work, reject work for noncompliance with the Contract, call for corrections),
- must supervise costs (must measure and value for payment purposes, including valuation of changes),
- must supervise the speed of progress of the work (must check the schedule, call for acceleration when delays occur),
- must confirm (payments, tests, acceptance, samples, fulfilment of the Contract, etc.),
- must issue approvals (e.g. with subcontractors),
- must see that the work is carried out in accordance with the Contract (e.g. checking the management of ongoing records),
- must clarify discrepancies in the Contract (interpretation),
- maintain the contractual correspondence (ensure communication), etc.
